PAGE PAGE III 中小企业财务风险问题研究 ——东原地产公司为例 摘要 一个企业若想健康稳定的发展，必须把财务风险产生损失的可能控制在最低，使其成为企业日常管理的核心战略。中小型房地产企业由于行业性质和自身特点，在当今宏观政策背景下和日趋严厉的限购管制中其财务状况不容乐观，且其面临的财务风险更为严峻，为了保证自身生存发展，识别财务风险，规避财务风险才能使其持续健康的发展。文章首先阐述财务风险的概念、特点、分类等相关理论知识；然后，以东源房地产公司为例，通过分析东源房地产公司所面临的财务风险，指出了东源房地产公司财务风险管理中存在的问题，并提出了一些改善东源房地产公司财务风险的建议。本文建立的财务风险防范和控制体系具有一定的实际意义，给房地产企业财务风险及控制提供了一条新思路。因此如何在发展的过程中有效的科学决策，做好对财务风险科学防范，已经成为我国房地产行业迫在眉睫的事了。只有做好这些，才能使我国房地产业做到可持续发展。 关键词：财务风险；中小企业；房地产 ABSTRACT The real estate industry is an important industry in the development of national economy. The healthy development of the real estate industry plays a vital role in driving economic growth, adjusting industrial structure and improving peoples life. If the real estate industry fluctuates sharply or the investment is out of control, it will not only affect its own healthy development, but also affect the development of upstream and downstream industries, aggravate the shortage of domestic resources, cause national economic imbalance, and even affect social stability. This paper on the concept, characteristic and classification of the financial risk, a brief overview of financial risk control methods are introduced, and then on the basis of the east of the real estate company as an example of case analysis, financial index system is established, and analyzed the company faces financial risk, and puts forward the risk control problems, corresponding Suggestions are given. The financial risk prevention and control system established in this paper has certain practical significance and provides a new idea for the financial risk and control of real estate enterprises. Therefore, how to make effective scientific decisions in the process of development and prevent financial risks scientifically has become an urgent issue for Chinas real estate industry.
