本 科 毕 业 论 文 ( 2011届) 题 目： 长运房地产开发项目策划设计 学 院: 建筑与土木工程学院 专　　业: 工程管理 班 级: 07工程管理二班 姓 名: 段金涛 学 号: 07115003309 指导老师: 仇东东 完成日期: 2011-5-14 中文摘要 本次毕业设计是针对长运房地产开发项目进行前期策划和可行性研究。首先了解当前国内和温州房地产发展趋势，针对本项目进行市场调查，了解市场购买能力和需求，结合通过对项目地域板块详细分析、SWOT分析等内容进行市场定位以及拟定规划方案，紧接着确定项目的施工进度以及对所需的费用进行估算，然后进行投资和销售策划并做出最终的财务评价（包括盈利能力分析、财务平衡及偿债能力和不确定性分析）。最后得出的结论是：本项目的定位是合理可行的，盈利能力一般，贷款偿还能力和自身平衡能力一般，而且具有基本的抗风险能力，建议在项目实施中注意抵御这些风险。 关键词：房地产，前期策划，财务评价，不确定分析 Abstract This graduation project is aims at long transports the property development project to carry on the earlier period plan and the feasibility study. First understood that current home send with the Wenzhou real estate open the tendency, carries on the market survey in view of this project, understood that market purchase ability gathers the demand, unifies through to project region contents and so on tectonic plate，SWOT analysis carries on the market to locate as well as to draw up the plan , follows closely was determining that the project the construction progress as well as to the expense which needs carries on the estimate, Then carries on the investment and the sale plans and makes the final financial appraisal (including profit ability analysis, financial balanced and credit capacity and uncertainty analysis). Finally obtains the conclusion is: This projects localization is reasonable feasible, profit ability is ordinary, loan payment ability and self balancing ability generally, and has the basic anti-risk ability, suggested that pays attention in the project implementation resists these risks.
