房地产市场监测 评价 预警系统及其机理研究-research on real estate market monitoring, evaluation and early warning system and its mechanism
摘要房地产业是国民经济的支柱产业,其适度先行和健康发展可以支撑和带动整个国民经 济的发展。近年来,随着我国房地产业的兴起和发展,房地产业在国民经济中的地位越来 越重要。但接踵而来的问题也越来越多,例如一些地区住房供求的矛盾突出;房地产市场 发展不平衡、房地产开发企业过多、盲目开发;房地产价格和投资增长过快,导致商品房 长期过剩等。因此,如何及时了解市场发展动态,对其进行适时调控,是房地产市场所面 临的一个重要课题。 为了防止房地产市场较大的经济波动,调整房地产市场的供求关系,本文通过借鉴国 内外房地产市场的预警理论与方法,构建了房地产市场监测、评价与预警系统,该系统能 够准确评价房地产市场当前的运行状态,预测房地产市场未来的发展趋势,并对房地产市 场的正常运行进行全过程的动态监控。 本文共分为八章。第一章绪论部分详细分析了研究的背景、目的和意义,总结了国内 外相关理论和技术的研究动态,并提出了本研究存在的主要问题;第二章阐述了房地产市 场的相关内容及其监控理论;第三章、第四章、第五章是本文的核心,分别从不同角度建 立了房地产市场监测、评价及预警系统;第六章首先对房地产市场监测、评价及预警三者 的工作机理进行了深入研究,接着设计了一套完整的房地产市场监控流程,然后以沈阳为 例进行实证分析,并将前面建立的监控系统应用其中,取得了较为满意的效果,最后提出 了相应的对策和建议;第七章阐述了应用房地产市场监控系统的准备;第八章即结语部分, 简述了本研究的主要成果和需要完善的方面。 其中,第三章在建立房地产市场监测体系时,结合了我国许多城市的成功经验,编制 了一套较为全面的指标体系;第四章在建立房地产市场评价体系时,介绍了定量、定性及 综合评价法,其中较为典型的有专家预测法、层次分析法和模糊综合评价法;第五章把人 工神经网络法引入到房地产市场预警中,建立了基于 BP 神经网络的房地产市场预警模型。 相信本文所构建的房地产市场监控系统,对实现房地产市场的健康发展将具有较大的 参考价值和现实意义。 关键词:房地产市场;监测体系;评价体系;预警体系;监控系统AbstractThe real estate is a pillar industry in the national economy. Its priority and health development will energetically promote rapid development of the whole national economy. In recent years, the real estate industry now is playing more and more important role in our country economics with its development. There are so many problems in this field, for example, the difference between supply and demand in some regions, disequilibrium of markets, overabundant companies, non-planned building, quick rise of price and investment and redundant houses. Therefore,an important topic what real estate market will face how to understand market development tendency, regulate it at the right moment.In order to prevent major economic behavior of real estate market, adjust the relationship between supply and demand of real estate markets, this paper set up inspecting-system, evaluating-system and early-warning system of real estate market by using the theories and methods of real estate market early warning from both home and abroad,which can appraise present conditions of real estate market accurately, can
