青州市丽晶家园房地产项目风险控制研究摘要随着我国经济社会的快速发展和人民生活水平的提高，人们对于住房的需求 不断增加，房地产业发展迅速，已成为国家和地方经济的支柱产业。但是，由于 房地产开发风险性较高，如何加强房地产项目投资风险管理，保证项目开发成功， 是房地产企业特别是中小房地产企业面临的重要问题。加之商业房地产项目具有 投资规模大、建设周期长、涉及环节多的特点，在项目开发中面临着很多风险和 不确定性因素，更需要加强对项目的风险研究和管理，以增加项目开发成功的可 能性。因此对房地产项目进行风险管理研究，具有很强的理论和现实意义。本文在对房地产项目风险管理理论进行分析的基础上，以丽晶家园房地产项 目投资开发为例，对将该项目开发分为投资决策阶段、前期准备阶段、建设阶段 和租售阶段，对每一阶段进行了风险分析，应用专家分析法对项目存在的主要风 险进行识别，得出项目各个阶段存在的开发时机风险、拆迁安置风险、成本风险 等 9 种风险风险程度较大，需要特别关注。然后应用敏感性分析法对项目投资决 策阶段风险水平进行评估，认为项目在该阶段风险较低，是可行的。应用故障树 分析法对项目前期准备阶段风险进行评估，认为具有一定的融资能力，风险水平 不高；应用层次分析法对项目建设阶段风险进行评估，认为项目处于中等风险水 平。应用敏感性分析法对项目租售阶段风险进行评估，认为项目盈亏平衡点较高， 风险较大。通过风险评价可知，项目投资回收期较短，具有较强的盈利能力，在投资上 是可行的；在前期准备阶段要加强项目融资，多方筹集资金；在建设阶段处于中 等风险水平，但要注重对重要风险因素的防范和应对；在租售阶段要合理确定项 目销售时机和销售价格，提高项目利润率。根据风险评估的结果，本文提出了相 应的风险控制措施，为项目开发商提供一定的借鉴和思考，切实增强项目风险管 理，降低项目风险造成的损失，提高项目经济效益。关键词：风险识别；风险评价；风险应对Study on Risk Control of Lijing Home Real Estate Project in QingzhouAbstractWith the rapid economic and social development and the improvement of peoples living standard, peoples demand for housing is increasing.
