矩阵式项目型组织结构浅析 —以树高房地产为例 摘要：自1998年住房体制改革以来，我国房地产业经历了一个飞速发展的时期，房地产业越来越凸现其在国民经济中的主导地位。房地产开发企业个数由1998年的2万多家发展到2006年的近6万家。近年来国家通过土地、金融等政策对房地产市场进行调控，此次调整必然带来我国房地产市场的一次重组过程，房地产企业的组织变革将成为我国房地产业未来的主要发展趋势。结构是企业实现战略目标的载体。近年来房地产业保持持续快速发展，许多中小企业在期间生搬硬套大型企业模式，出现组织结构设计缺乏科学性，规范性，存在“一统就死，一放就乱”等情况。与此同时，国内外也出现了很多新颖的组织结构和设计理念。 通过探讨我国房地产企业发展过程，分析企业组织结构设计的现状、基本问题、房地产企业组织结构设计的主要思路和组织结构设计的影响因素,利用PEST分析法、关键因素分析法和标杆企业对比法对矩阵式项目型组织结构做系统上的整合研究。最后结合国内中小企业面临的机遇和挑战，提出了在知识管理下的矩阵式项目型组织结构，成功实现树高集团组织结构转型的建议。 关键词：中小型房地产；矩阵式；组织结构； Matrix Project Type Organization Structure Analysis —With The ShuGao Estate As An Example Abstract: Real estate industry has experienced a rapidly developing period since the reformation of housing system in China started in 1998, which plays a more and more important role in national economy. The number of enterprises engaging real estate development has increased from 20, 000 in 1998 to nearly 60, 000 in 2006. The central government has began to regulate the real estate market through land, finance and other policies in recent several years, which would lead to a reorganization process of real estate market in China. Organizational reform will be a leading developing tendency for real estate enterprises. Organizational structure is carrier for enterprises to realize their strategic target. Although real estate industry has developed rapidly in the recent years, many enterprises copied others’ development modes and lack of a scientific and canonical organizational structure design. Meanwhile, many new ideas about organizational structure design were put forward at home and abroad. After discussing the development history of real estate enterprises, the current situation, basic problems, main threads and influential factors of organizational structure design were analyzed one by one.
