内容摘要 旅游业正处于快速发展之中,旅游用地使用权的出让、转让、抵押对的评价工作问题 基于当前存在的问题，本文就此进行了一些地探讨。一章中旅游用地抵押价值评估的实质理论基础，在相关、垄断统一分离原则之上，用地部分蒲江县朝阳湖景区翡翠山庄作为进行评估，前文思路方法第部分为总结，研究方法方面进行总结。 ：抵押价值 基准地价系数修正法 市场比较法 翡翠山庄 THE MORTGAGE VALUE VALUATION ON THE LAND FOR TOURISM —TAKING THE JADE MOUNTAIN SCENIC RESORT IN PUJIANG COUNTY CHAOYANG LAKE FOR EXAMPEL Abstract With the rapid and sustainable development of Chinas economy and the improvement of peoples material living standards in our country, Tourism industry is growing rapidly. A large number of tourism land rights to use are having market transactions, such as sell, transfer and mortgage. The research work for tourism land in our country gives priority to evaluation, and there are a few research achievements about the mortgage value valuation on the land for tourism. There are also issues that combine the value of tourist sites and the building attaches to land and then use building standards to determine the value of tourism land. Based on those current problems, this paper carried out some simple discussion. In the literature review describes the essence of tourist sites collateral value assessment, the theoretical basis and methods of valuation, Propose on the relevant benefits and monopoly, Unified separation principle, commercial land standard price factor correction method as the main idea. Then combined with the existing, similar instances of market trading, Calculation with the market estimates, final consolidated the two methods result. The third part chooses Pujiang County Chaoyang Lake Jade Mountain Scenic Resort tourism as an example of land collateral valuation and gets the final results, and it also proves the feasibility and reliability of technical ideas and methods previously mentioned. The fourth part summarizes the thesis.
