基于学区房现状浅谈教育地产的发展 江 坚 （西南大学 经济管理学院硕士，重庆 北碚 40071 6） [摘 要] “学区房”是当今购房热中的常见词汇，成为市场需求的关注热点。基于此，有必要把教育与地产结合，进行教育地产 的开发，将其作为我国房地产市场健康平稳发展的突破点。分析学区房当前的现状、高价格原因以及教育地产发展的必然性，得出 教育地产是缓解教育资源供给不足的有效途径，并阐述当前教育地产发展模式及存在的问题，针对问题提出相应的政策建议。 [关键词] 学区房；教育地产；存在问题；对策建议 [中图分类号] F293.3 [文献标识码] A [文章编号] 1673- 8616（2010）02- 0060- 04 A Tentative Discusses on the Development of the Education Real Estate Based on the School District Housing Current Status JIANG Jian Abstract ：“The school district housing”is the common vocabulary which in house purchasing now, and becomes the hotspot of the market demand. A suit of school district house is difficult to be asked for. Based on this, it is necessary to combine education with real estate, and takes the development of the education real estate as the breakthrough of health steady development of our country’s real estate market. This paper analysis the current status of the school district housing, the reason of its high price and the necessity of the development of the education real estate, drawing the conclusion that developing the education real estate is an efficient path for the insufficient supplies of educational resources. Then it elaborates the current development model and the existence questions of the education real estate, and in view of these questions, puts forward the corresponding policy proposals.
