AbstractWiththecontinuousdevelopmentofoureconomyandthegovernment begananationwidelandtransferpolicyto“bidding,auctionandlisting”in 2004，causingourcountrylandpricesarerisingandthehousingpricesarealsograduallyrise.Sincethen,thegovernmenthaslaunchedmeasurestocurbland pricesandhousepricesrisingtoofast,butstillwithlittleeffect.Sothecauseof thehighlandpriceandhighhousepriceshasbecometheconcernsofthepeople fromallwalksoflife.Basedontheanalysisofexistedliteratures,thispapersummarizesthe impactfactorsofurbanlandprice,dividesthemintomacroandmicrofactors.We hopetooffersomereferencesforthegovernmenttomakemacro-policesandthe futureresearches.CombinedwiththeactualsituationofHarbin,withthe samplingdataofHarbincityresidentiallanddealsinrecentyears,onthebasisof HedonicpricemodelisestablishedontheinfluencingfactorsofHarbincity residentiallandpricesisanalyzed.AccordingtotheHedonicpricemodelshows thecharacteristicsofthevariousfactorsandinfluencedegree.Formacro influencefactorsof cityresidentiallandoverallpricelevel,theinfluenceof commerciallandvalueismostsignificant,followedbypercapitaincomecan match,realestatedevelopmentinvestmentaccountedfortheproportionoffixed assetinvestment,andthenaturalpopulationgrowthrateandsoon.Forthemicro factorsthataffecttheresidentiallandpricelevel,thedistancetothecitycenteris themostseriousfactorsimpactonresidentiallandprices,followedbyplotratio, landarea,thesurroundinglivingfacilities,thesurroundingtrafficconditions, limitheight,nearbyschoolsandafforestationrate.Thegovernmentatthisstage makesurbanlandpricebeconsideredfactorssuchasthedistancetothe downtown,plotratio,alsocanbychangingthevaluesofthesefactorstoregulate landprice,maketheurbanlandpricemorereasonableandthe landresource configurationmorereasonable.Keywords：residentialland，landlrices，influentialfactor，HedonicPriceModel，influencedegreeII目录摘要..........................................................................................................................IABSTRACT..............................
