经济适用房论文：经济适用房供需失衡研究 【中文摘要】安居乐业是社会和谐的基础,住房问题也是民生的基本问题之一。在我国改革开放的历史进程中,住房问题是始终与居民生活条件改善、居民消费结构升级、家庭财产积累等方面密切相关的一个重大问题。然而随着我国城镇住房制度改革的深入推进,住房保障和供应体系的逐步完善,居民的住房条件在也在一定程度上也有了较大的改善,那些低收入住房困难的家庭可以通过购买经济适用房来解决住房困难问题。但是目前在一些城市经济适用房的供给中却存在着很多“人抢房”与“房等人”的矛盾现象,从而产生经济适用房的供需失衡。本文就以山东省青岛市为例,从“人抢房”与“房等人”现象入手,首先阐述了青岛市经济适用房制度概况及其供需失衡的表征,然后在分别分析供给与需求的特征的基础上,深入探究供需是如何产生错位的,最后在借鉴国内其他城市先进经验的基础之上指出解决经济适用房供需失衡的途径,使低收入家庭住房困难问题得到更好地解决,以实现“住有所居”的目标。 【英文摘要】Life and work, is the basis of social harmony, the housing problem is one of basis questions of people抯 livelihood. In the historical process of reform and opening up, the housing problem is a major problem, that always closely related to the improvement of residents living conditions, the upgrade of consumption structure and family property accumulating. However, with the deepening of the reform on housing system, housing safeguard and supply system have been improved gradually. And residents?housing conditions have been also improved, the low-income family can by economic affordable housing to solve the housing problem. But now in the supply of economic affordable housing, there is a paradox, “man robs house” and “抙ouse waits man失”, leading to the supply and demand imbalances. In this paper, we take Qingdao city as an example. First, the paper expounds the evolution process of economic affordable housing system and the generation of the imbalance of supply and demand. And then, analysis the profound reasons respectively from both the supply side and the demand side.
