This paper selects 2014, Shenzhen 7 Area in 35 new residential sale price for the study, collected the details of all real estate data, the establishment of factors influencing new housing prices in Shenzhen spatial variation of hedonic price theory based on the city, and by SPSS statistical software stepwise regression analysis of the main factors that affect the price. The results showed that: ① Shenzhen spatial variation of new housing prices significantly, showing a trend of price increasing from east to west in general, prices in the downtown area with the highest point, gradually decreasing to around; ② three characteristics affect the price of housing, location feature variable impact on housing prices in Shenzhen greatest contribution, followed by architectural features, the impact of new housing prices in Shenzhen is a major factor in property costs, the degree of improvement and residential distance from the CBD; ③ the average price difference bet
