Introduction

WhentheU.S.GreenBuildingCouncillaunchedLEEDoveradecadeago,itcreatedafoundationfor

sendingmarketsignalstothebuildingindustrytomovetowardsustainablealternatives.LEEDprovideda

waytoquantifybenefitsthathadpreviouslybeenconsideredtoodifficulttoquantifyinaconsistentmanner,

puttingthingslikeenergyandwaterefficiency,greenmaterialsandindoorairqualityontheradarscreenof

buildingprojectsaroundthecountryandtheworld.Thesemarketsignalsopeneduppotentialfornew

productsandservices,andincentivizednewmeasures.

ThepointallocationprocessemployedbytheLEEDRatingSystemservesasamethodforproducinga

simplifiedguideforbuildingprojectteamstonavigatecomplexandcompetingissuesaffectingusonaglobal

scale.Whendevelopingasingleratingsystemthataddressessustainabilityacrossallbuildingsystems,

professionaldisciplinesandenvironmentalandsocialimpacts,therelativeweightgiventodifferenttypesof

strategiesbecomesacomplexissue.Thisissuehasbecomecriticallyimportantasgreenbuildinghas

expandedasbothascienceandanindustry.TheUSGBChasbeenkeenlyfocusedontheissueofrelative

weighting,anditslevelofsophisticationinaddressingithastoevolve.

ThispaperreviewstheweightingstructureandprocessthatwasdevelopedforLEEDversion4,and

highlightskeyfindingsbasedonstatisticalanalysisoftheresults.

Background

EarlyversionsofLEEDallocatedpointsbasedontheprofessionaljudgementsofmembersoftheTechnical

AdvisoryCommitteesforeachofthemaincategoriesofLEED.Whilethisapproachmayhavebeenadhoc,

itdevelopedaplatformofbothstabilityandflexibility.
