IndustrialLeaseAgreement

ThisIndustrialLeaseAgreement(Lease)isenteredintoasof[Date],byandbetween[Landlord’sName],withaprincipalplaceofbusinessat[Address](Landlord),and[Tenant’sName],withaprincipalplaceofbusinessat[Address](Tenant).

1.LeaseofPremises:LandlordherebyleasestoTenantandTenantherebyleasesfromLandlordthepremiseslocatedat[Address](Premises)forthetermsetforthinSection2below.

2.Term:ThetermofthisLeaseshallbeforaperiodof[Duration]commencingon[Date]andendingon[Date].TenantshallhavetherighttorenewthisLeaseforanadditionalperiodof[Duration]uponwrittennoticetoLandlordatleast[Number]dayspriortotheexpirationoftheinitialterm.

3.Rent:TenantagreestopayLandlordamonthlyrentof[Amount]forthePremises.Rentshallbepaidinadvanceonthefirstdayofeachmonth.Intheeventthatrentisnotpaidwithin[Number]daysoftheduedate,TenantshallbedeemedindefaultofthisLease.

4.UseofPremises:TenantshallusethePremisesforthepurposeof[Purpose]andfornootherpurposewithoutLandlord’spriorwrittenconsent.Tenantshallcomplywithalllaws,ordinances,andregulationsregardingtheuseofthePremises.

5.MaintenanceandRepairs:TenantshallberesponsibleforallmaintenanceandrepairstothePremises,includingbutnotlimitedtoplumbing,HVAC,andelectricalsystems.Landlordshallberesponsibleforstructuralrepairsandmaintenanceoftheroof.

6.Insurance:Tenantshallmaintainacommercialgeneralliabilityinsurancepolicywithcoveragelimitsofnotlessthan$1,000,000peroccurrence.Landlordshallbenamedasanadditionalinsuredonthepolicy.

7.Indemnification:TenantshallindemnifyandholdharmlessLandlordfromandagainstanyandallliabilities,claims,damages,orexpensesarisingoutofTenant’suseofthePremises.

8.Default:In
