摘 要 PAGE I 摘 要 我国城市住宅小区物业管理是改革开放、市场经济条件下住房制度改革的必然产物，它的管理模式必须适应社会主义市场经济体制的要求。随着社会主义市场经济的发展和不断完善，物业管理已成为社会问题的热点和管理探索的焦点。 本系统在设计过程中采用基于B/S的开发模式，通过对计算机开发软件解决方案的论证，选用Visual Studio 2008和C#语言作为应用程序系统的前台开发工具，用Visual Studio 2008作为开发平台，用Microsoft SQL Server 2005建立本地数据库管理系统。该住宅小区物业管理系统主要由物业管理、住户管理、设备管理及系统管理等功能模块组成。能够实现每个用户对楼宇资料、房屋资料、车位资料、收费情况、小区人员情况的查询及了解；能准确的记录每个用户从入住小区后的一些基本信息以及反映小区的入住情况；小区内所有的设备及设备的维修情况会通过本系统及时的反馈给用户。本系统的维护人员还可以通过登陆本系统来实现对该系统的使用者的综合管理。该系统真正做到直观快捷的查询方法以实行全方位的计算机管理，为实现住宅小区物业管理自能化提供辅助决策支持。 关键词：物业管理；住宅小区；管理系统 ABSTRACT ABSTRACT Ⅱ PAGE II ABSTRACT In our country, property management of city small residence area is necessary outcome of housing system reformation under condition of renovation and open-door policies and market economy. Its pattern must meet the requirements of socialism market economy system. As improvement of socialistic market system, property management has become hot spot and groping focus in social problem. This system adopt developing pattern which base on B/S during the design process. After demonstrating solve project of computer developing software, we choose Visual Studio and C# language as foregrounding of facility applied program system and Visual Studio 2008 as developing platform ,and use Microsoft SQL Server 2005 foundation native data _base MIB. The substance administer system for this domicile section constituted with security administer、substance administer、tenement administer、equipment administer and system administer and other function modules. We can carry out that every user can see about and know about datum of section、building、location for car. We can carry out the register basal communication of every user after living in well and truly and reflect occupy complexion of section. All of the equipments and servicing complexion will be feed back to user by this system to avoid some bother.
