AbstractBeingakindofChinesesocialismlandownership,thecollectiveownershipofsocialismwithChinesecharacteristicsisgraduallyformedandsteadiedbasedontherurallandsystemreformoftheframeworkofallhistorysincethefoundingofourcountry.Asweknow,establishingaclearlandpropertyrightssystemisthekeytothefurtherdevelopmentofruraleconomy,however,thecollectivelandownershiphastheinherentcharacteristicsofthefuzzypropertyrightsubject,asthesubjectofthecollectivelandownership,thefarmercollectivesunabletoexercisethelandownership,soinpractice,thereisavarietyoforganizationscollectiveexercisethelandownershipinsteadofthefarmercollectivesthemselves,andmanyproblemswerebroughtaboutfromthisreason.Firstly,basedonthefurtheranalysisofthedevelopmentprocessofthecollectivelandpropertyrightssystem,thispaperfingeredoutthatthecharacteristicsofthecollectivelandownershipcannotbechangedinChinasspecificnationalconditions,andthatthewayofthereformationofthecollectivelandownershipistotakefurtherreformationoftherealizationwayoftherightitself.Consideringofthis,thenecessityofthestudyondefiningtheexercisingsubjectofcollectivelandownershipisadvancedbythispaper.Secondly,Standingintermsofrelativetheory,theprinciplesofhowtodefineandchoosethesubjectofcollectivelandownershipisadvancedbythispaper.Takingtheseprinciplesasthejudgingstandard,thispapertheoreticallychosethemostoptimalexercisingsubjectofcollectivelandownership.UsingtheTransactionCostTheoryandtheAgencyTheory,thispaperstudiedtheroletransformationmechanismbetweentherelativesubjectsofcollectivelandownership.Thirdlyandthelast,thispaperverifiedtheaboverelevantstudyresultsthroughtheempiricalanalysiswhichwasbasedontheon-the-spotinvestigationoftwotypicalpilotvillagesofWuhancity.Keywords：CollectiveLandOwnership;ExercisingSubject;CollectiveEconomicOrganization;SubjectTransformation目录摘要..............................................................................................................IAbstract.............................................................................
