管理学硕士学位论文 吉林省养老地产运营模式研究 吉林建筑大学 2015年4月 摘 要 随着吉林省进入人口老龄化社会，传统的养老方式已经不能满足日益增长的老龄人口的养老需求，养老地产应运而生，然而养老地产的核心是运营，所以，对吉林省养老地产运营模式的研究至关重要。 本文首先研究了国外不同的养老地产运营模式，特别是美国、英国和日本的养老地产运营模式；然后提出吉林省养老地产运营存在的问题并对其分析，接着从政府方面、开发商方面以及消费者方面给出合理建议；最后，结合考虑吉林省的人口老龄化现状和发展趋势，并且根据自然环境和经济发展等因素，建立适合吉林省的养老地产运营模式，即混合式运营模式，包括“倒按揭”的经营方式，应用BIM技术进行信息管理和配备专业化的管理服务团队。此外，分析北京太阳城国际老年公寓、上海亲和源老年公寓和吉林省养老示范服务中心这三个国内养老地产的案例。 文章采用定性分析与定量分析相结合的方法，对吉林省养老地产运营模式进行研究，在补充养老地产运营方面理论的同时，也为进一步研究养老地产运营模式起到推进的作用；其实践意义主要是为政府、开发商和消费者三方面能够协调发展，共同应对吉林省人口老龄化这一现实问题提供建议。为更好地应对吉林省人口老龄化起着积极的作用。 关键词 房地产；养老地产；运营模式；BIM技术 Abstract With the Jilin?province?entered the ageing society, the traditional endowment pattern?has been unable to meet?the demand of the aged?growing elderly?population, endowment real estate emerge as the times require, However,?the core?of endowment real estate?is operation. So, It is very important to study on?the operation mode?of?endowment real estate?in Jilin Province. This paper firstly studies on the?foreign?different?endowment real estate?operation mode, especially the?endowment real estate?operation mode?of USA,?Britain and Japan;?And then puts forward the existing problems of endowment real estate operation in Jilin province and analysing it, and then from the government, developers and establish perfect service system to give reasonable suggestions; finally, with the consideration of Jilin province the ageing of the population status and development trend, and according to the factors of the natural environment and economic development, establish endowment real estate operation mode for Jilin Province, namely the hybrid operation mode, including reverse mortgage?mode of operation, BIM technology to information management and equipped with professional management service team.
