中原(工商舖) Centaline Commercial 工商舖快訊月刊201年月 Market Review September 2015 區董點評 Director’s Review 寫字樓部 Office Department 回顧上月尾,寫字樓市場突然轉活,接連錄得多宗全幢成交,帶動大手市場氣氛上揚。惟本月初人民幣匯率調整,拖累市場復甦步伐放緩。8月份商廈市場合共錄得約71宗買賣成交,明顯比上月減少,反觀成交呎價則大幅上升約32%至約HK$13,770。月內,市場錄得一宗矚目全幢成交個案。上環皇后大道中367號The L.Plaza全幢,於截標前以約HK$8.1億沽出。該廈樓高22層,總樓面約52,374平方呎,平均呎價約HK$15,466。原業主於13年以約HK$6.15億購入,持貨兩年多,帳面獲利約HK$1.95億。 The office market turned active unexpectedly by the end of July, recording consecutive whole block transactions that heated up the market sentiment. However, market transaction turned slow again when it came to August as the market was distorted by the depreciation of RMB occurred early this month. In August, market transaction volume dropped significantly to around 71 deals. In contrast, the average transacted price rose about 32% to approx. HK$13,770 psf. A notable en-block transaction was recorded in August. The whole block of The L.Plaza located at No. 367 Queen’s Road Central in Sheung Wan was sold before the corresponding tender closed. The consideration accounted for approx. HK$810 million or HK$15,466 psf. The building comprises of 22-storey, providing a total GFA about 52,374 sq ft. The vendor acquired the building in 2013 at approx. HK$615 million, gaining a book-value profit about HK$195 million in around two years. 工商部 Industrial / Office Department 市區工廈物業需求大,由「舖王」鄧成波持有的大角咀恒昌中心一籃子單位,早前以約HK$1.8億沽出,新買家為投資者林子峰。相關成交涉及樓面約50,848平方呎,佔全幢約6成業權。恒昌中心位於必發道138號,毗鄰大型屋苑港灣豪庭,加上其他全新住宅及酒店項目,區內發展前景亮麗,成功吸引資金進駐。原業主於2010年以約HK$7,000萬購入物業,持貨約5年,轉手帳面獲利約HK$1.1億,賺幅近1.6倍。市場消息指,新業主將斥資約HK$3,000萬為物業進行翻新,作收租用途,預料翻新後市值呎租約HK$15至HK$16。 There is a strong market demand on industrial properties in urban areas.
