区域房价、与产业(? 摘要:区域间房价的差异如何影响产业结构,是探析当前中国大规模关系到国区域经济结构战略性调整的路径与方式动态面板数据模型2000~2008年中国35个大中城市实证结果关键词房价产业Housing Price’ Regional Differences, Labor mobility and Industrial Upgrading Abstract:ow housing price’ regional differences affect industrial structure, is the key issue that help investigate the causes of Chinas current large-scale industrial transfer. And it is directly related to the strategic restructuring of Chinas regional economic path and way. This paper attempts to develop the new economic geography models, investigate the impact of regional differences in housing prices on labor mobility between regions, thereby on change in industrial structure. Based on Chinas 35 large and medium cities’ data in 2000-2008, the paper estimates dynamic panel data model. And the results show that, giving other conditions unchanged, the increase in citys relative housing prices will induce labor flow out and make the low value-added industries’ transfer, promote citys industrial upgrading from low-end value chain to high-end value chain. And increase in the relative wages of the city will also promote the city to achieve industrial upgrading. In addition, the profound analysis in different regions reveals the eastern coastal regions’ industries in medium and low-end value chain, due to unaffordable cost pressure from rising housing prices, will be gradually transferred to western regions and industries in high-end value chain can be promoted. And central and western regions’ undertaking industrial transfer from the eastern coastal regions will not only play the comparative advantages of the region, but also promote the realization of industrial upgrading. Therefore, developing housing policies with regional characteristics to meet the housing needs of the workforce for industrial upgrading will be very important.
