毕业论文 （2010届） 台州房地产开发企业资金链解析 摘 要 随着市场经济的发展，房地产行业己经成为国民经济的支柱产业。房地产行业是资金密集型行业，资金需求量大、风险集中、投资回报高和投资回收期长等特点使得资金瓶颈始终是制约房地产企业发展的重要因素。2010年，密集、强势的高压调控政策，不断地冲击着台州市房地产开发企业的资金链，再加上一些不确定因素，中小开发商的资金链已经紧绷甚至断裂。 本文运用调查、观察等方法，对台州市房地产开发企业资金链进行资料收集，对其在资金来源阶段、资金使用阶段、资金回流阶段进行分析并发现存在的问题，研究如何在市场竞争激烈的环境下，寻找与自身发展情况切实可行的方案来管理资金链，以达到资金的合理利用，降低资金链紧绷甚至断裂的风险，促进企业进一步发展的目标。 关键词：Abstract With the development of market economy, the real estate industry has become one of underpinning industries of national economy. Real estate is a capital-density industry, it demand large volume of money, risk-centralizing, high investment return and long callback term, which make capital bottleneck be always an important factor of restricting the development of median-small real estate enterprise. In 2010, the dense, strong high pressure control policy, continue to impact on the capital chain of real estate development enterprise in Taizhou, coupled with some uncertainty, the capital chain of small developers have been strained or even broken.
